A BOV is a licensed broker’s reasoned opinion of what an asset would trade for in today’s market. It is not a USPAP appraisal — it’s faster, more deal-oriented, and grounded in transactional judgment rather than a regulated appraisal process. When your situation legally requires an appraisal (certain lending, estate, or litigation contexts), we’ll tell you so plainly.
Why order a valuation from a dealmaker instead of a data service?
Databases report what closed; they can’t tell you why, on what terms, or what fell apart on the way. Fifteen years of acquisitions, dispositions, leasing, and development means our comps come with context — and our conclusions survive the questions a buyer, lender, or board will actually ask.
What asset types do you cover?
Retail, office, industrial, flex, multifamily, mixed-use, NNN, and land. If an assignment sits outside our depth, we’ll say so before taking it.
Do you work outside Tennessee and Georgia?
Yes — BOV and OM work is nationwide. Our roots are in the Southeast, but our clients have ranged from California to New York, and valuation and marketing work doesn’t require a local license the way brokerage does.
